14 . Governing-Law. This Agreement shall be governed by, <br /> construed in accordai)ce with, and interpreted under the internal <br /> law of the State of Cali.[ornia. <br /> 15 . Temporary License . This Agreement creates a temporary, <br /> non-exclusive license as set out above, and shall in no way be <br /> construed to create any type of lease, tenancy, or other right to <br /> exclusive use or possession with respect to the License Area or any <br /> other part of Licensoj_­' s Parcel . Nothing contained in this <br /> Agreement shall prevent Licensor from granting to other persons or <br /> entities rights to use all. or any portion of the License Area for <br /> any purpose it deems appropriate, at any time or from time to time, <br /> so long as the temporary rights of Licensee under the License are <br /> not thereby made unduly difficult . Nothing in this Agreement shall <br /> be construed as c.rea(-_j_ii(j any partnership between Licensor and <br /> Licensee, or any relationship other than that of licensor and <br /> licensee with respect to the License, under the terms of this <br /> Agreement . <br /> 16 . No Recordation. The terms of this Agreement are a <br /> personal obligation between Licensor and Licensee . Licensee may <br /> not transfer its rights tinder this License to any third party. <br /> Neither this Agreement nor any copy or memorandum hereof shall be <br /> recorded at any time in any public records .
