October 2 , 2017 <br /> CITY OF STOCKTON <br /> COMMUNITY DEVELOPMENT DEPARTMENT ' � CITY OF <br /> Use Permit P17-0314 <br /> 1325 EI Pinal Drive ( APN 117 - 360 -20 ) STOCKTON <br /> On October 2 , 2017 , the Community Development Director of the City of Stockton approved <br /> application P17 -0314 , authorizing this Use Permit to allow the establishment of a proposed <br /> metal plating facility in an existing industrial building at 1325 EL Pinal Drive . <br /> Conditions of Approval <br /> In accordance with SDC Section 16 . 168 . 070 , the following Conditions of Approval are imposed <br /> to ensure compliance with the findings for approval recited above : <br /> 1 . The property owner( s ) or business operator( s ) shall comply with all applicable Federal , <br /> State , County and City codes , regulations and adopted standards and pay all applicable <br /> fees . <br /> 2 . Compliance with these Conditions of Approval is mandatory . Failure to comply with <br /> these Conditions of Approval is unlawful and constitutes a public nuisance , and is <br /> subject to the remedies and penalties identified in the Stockton Municipal Code , <br /> I <br /> ncluding but not limited to , monetary fines and revocation or modification of said Use <br /> Permit. <br /> 3 . This Use Permit shall be posted in a conspicuous place and shall be immediately made <br /> available to City personnel upon inspection of the premises . <br /> 4 . The operator( s ) of the business shall monitor the area surrounding the facility to prevent <br /> patrons from congregating outside the premises and to prevent parking . <br /> 5 . Any future signage shall be subject to approval by the Community Development Director <br /> or Planning Commission . <br /> 6 . Structures and other improvements , including exterior paint , fencing , and the parking lot <br /> must be maintained in a manner so as not to be blighted or deteriorated . <br /> 7 . The property owner( s ) or business owner( s ) shall be responsible for maintaining an <br /> existing landscaped area , including automatic irrigation systems on the subject site . <br /> 8 . Lighting from any source shall be shielded or the intensity regulated to prevent reflection <br /> on adjacent properties along EI Pinal Drive and West Lane Frontage Road . <br /> 9 . Proposed new occupancy classification is a change of use and will require new tenant to <br /> improve the space and be in conformance with an 1-14 occupancy use . It is our <br /> recommendation that the business hires a qualified consultant to assist them with this <br /> process . <br /> 10 . Automatic fire sprinklers are required for the space that Metal Finishing Systems ( MFS ) <br /> will occupy . Expansion of the fire sprinkler system into the adjacent tenant space will be <br /> required once MFS occupies the entire building . <br /> 1 <br />
