RIGHT-TO-FARM NOTICE On June 22, 2004, the San Joaquin County Board of Supervisors approved revisions to the Right-to-Farm Ordinance. Section 6- 9004 (c)of the Right-to-Farm Ordinance requires that all applicants for building permits for new residential construction or mobile home placement be provided with the following Right-to-Farm Notice. SAN JOAQUIN COUNTY RIGHT-TO-FARM NOTICE(Section 6-9004(3)) The County of San Joaquin recognizes and supports the right to farm agricultural lands in a manner consistent with accepted customs, practices, and standards. Residents of property on or near agricultural land should be prepared to accept the inconveniences or discomforts associated with agricultural operations or activities, including but not limited to noise, odors, insects,fumes, dust, the operation of machinery of any kind during any twenty-four(24) hour period (including aircraft), the application by spraying or otherwise of chemical fertilizers, soil amendments, seeds, herbicides, and pesticides, the storage of livestock feed and other agricultural commodities and the storage, application and disposal of manure. San Joaquin County has determined that inconveniences or discomforts associated with such agricultural operations or activities shall not be considered to be a nuisance. San Joaquin County has established a grievance committee to assist in the resolution of any disputes which might arise between residents of this County regarding agricultural operations or activities. SENATE BILL 1815 SENATE BILL 1815(Chapter 144 of the 2004 statutes) has passed and amends section 17951 within the portion of the Health and Safety Code known as the State Housing Law. On and after January 1, 2005, when a city or county building department fails to conduct inspections within 60 days of receiving notice of the completion of work performed under a permit for which fees were collected, the Permittee shall be entitled to reimbursement of the permit fees. An advisement of the permittee's right to reimbursement shall be printed on issued permits or an accompanying document., - REINSPECTION FEES Section 8-101(b)of the Ordinance code of San Joaquin County reinspection fees may be assessed. A permit holder may b charged a fee for any inspection after the first reinspection. Typical examples woul inspection is called is not complete or when corrections called for are not made. EXPIRATION INFORMATION Every permit issued by the Building Officla` bn oim the building or work authorized by such permit is not commenced within 180 days from the date of such permit, or if the building or , work authorized by such permit is suspended or abandoned at any time after the work is commenced for a period of 180 days. . Work shall be considered abandoned if an inspection has not been approved and recorded within 180 days. INSPECTION INFORMATION The San Joaquin County Building Inspection Division has installed an automatic recording device to receive inspection requests. This service will be available 24 hours a day, seven days a week. Calls will be taken off the recorder at 3:00 p.m.every workday and distributed for inspection the following workday. Type of Inspection PG&E INFORMATION PG&E has asked that we notify all persons who will need new gas or electric service to consult them as to proper location of both meters. As a reminder, PG&E and the telephone companies also recommend you make arrangements with them as early as possible to inimize delays in the connection of your service.
