Victor Road <br /> Lodi, California 95240 <br /> LAC Project 07-53185.2 <br /> LandAmerica Assessment Corporation (LAC) will be completing an environmental investigation at the <br /> Knox Property located at 633 E. Victor Road in Lodi, California. The sampling will be completed with a <br /> geoprobe drilling rig operated by Soilprobe, Inc. of Tulare,California. LAC Professional Associated, Gary <br /> Halbert, PG, will supervise the drilling activities. <br /> BACKGROUND INFORMATION <br /> The property consists of a rectangular-shaped parcel of commercially developed land. The property is <br /> currently developed with a wood frame and CMU commercial complex constructed in 1991-92. The <br /> complex is built out with commercial office space (Knox & Associates), a coin operated laundry <br /> (Launderland) and a small mini-mart. Three underground storage tanks (USTs) and two pump islands are <br /> located adjacent to the mi6mart, which sells Unocal brand gasoline to retail customers. The tanks are of <br /> fiberglass construction equipped with over fill protectors and a Veeder Root automated leak detection <br /> system. <br /> A permit with the City of Lodi indicates that the tanks were installed in 1991. The tanks were last tested <br /> for structural integrity and tightness in January 2006 and the results from Tank-Tek Environmental in <br /> Vacaville, California show that the tanks passed tightness testing. The mini-mart store manager told LAC <br /> that the Veeder Root system has not indicated leakage or product loss from the tank system. The Property <br /> is listed on several regulatory agency databases that identify sites where underground storage tanks are <br /> located. However, groundwater monitoring wells are not located on the Property and it is not listed on <br /> regulatory databases as a fuel leak case or contaminated site. <br /> SCOPE OF WORK <br /> The proposed scope of services will include the following: <br />
