Dear Mr. Hernandez: SJCOG, Inc. has reviewetl the application referral for PA-1900197 (SA). This project consists of a Sita Approval application for an auction sales facility to ba developed on a 139.8-acre pafcel in the Ganaral Industrial Zone (1-G) (Use Types: Auction Sales— Indoor and Outdoor). Tha project inelutles the construMion of a 9,750 square foot office building and a 5,088 square foot warehouse building. Tha opera[lon will take plata 8:00 am to 5:00 pm Monday through Friday with fifty(50) employees. Deliveries of vehicles will take place 5:00 pm to 8:00 am seven (7) days par weak. Tha parcel will be served by Public sewer by the City of Stockton, public water by the California Westar Service, and public stone drainage by San Joaquin County. Access to the parcel will be off of Cherokee Lane and Newton Road. Tha project site is located on the northwest corner of Naw[on Road and Cherokee Roatl, east of Stockton (APN/Address: 132-070-10/3263 Cherokee Road, Stockton). San Joaquin County is a signatory to San Joaquin County Multi-Species Habitat Conservation and Open Spaces Plan (SJMSCP). Participation in the SJMSCP satisfies requirements of both the state and federal endangered species acts, and ensures that[ha impacts are mitigated below a level of significance in compliance with the California Environmental Quality Act(CEQA). The LOCAL JURISDICTION retains responsibility for ensuring that the appropriate Incidental Take Minimization Measure are properly implemented and monitored and that appropriate fess are paid in compliance with the SJMSCP. Although participation in the SJMSCP is voluntary, Local Juristliction/Lead Agencies should be aware chat if project applicants choose against participating in the SJMSCP, they will ba required to provitla alternative mitigation in an amount and kind equal to that provitletl in the SJMSCP.
