SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Davinder Singh to <br /> conduct a Soil Suitability Study and Nitrate Loading Study for his property located at <br /> 25723 South Ellis Avenue, Tracy, California (Plate 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study and Nitrate Loading Study were conducted to determine <br /> whether the soils are suitable for use with a septic system, as well as to estimate if the <br /> use of septic systems will impact ground water quality. The study was performed <br /> according to the requirements of Section 9-1105.2(d) of the San Joaquin County <br /> Development code. <br /> Proposed Development <br /> Mr. Singh is proposing to construct two new homes on the Site, a five-bedroom primary <br /> residence and a one-bedroom second unit dwelling (Plate 2). <br /> Site Description <br /> The Site is defined as Assessor's Parcel Number (APN) 240-130-07, approximately <br /> 1.46 acres in size. It is located at 25723 South Ellis Avenue, Tracy. <br /> The Site is currently vacant (Plate 3). <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 70 to 72 feet above mean sea level. The Site is relatively flat <br /> (Plate 4). <br /> According to the San Joaquin County District Viewer (www.sjmap.org), the Site is zoned <br /> R-VL, Very Low Density Residential. This zoning designation "is intended as a <br /> transition from rural to urban areas. It allows for detached, single-family dwellings on <br /> large lots located in existing communities or on the urban fringes. Full urban services <br /> are required for development in this zone." <br /> LOGE 20-44 Page 1 <br />
