everyday with no more than 50 attendees at any given time during week days, no more than
200 persons at any given time on weekends. On special occasions& festivals, the maximum
number of people will not exceed 490 at any given time.
• Drainage: Uninterrupted flow of water in swales and natural courses on the property or any
access road will be allowed. We will be responsible for the adequacy of any drainage facilities
and for the continued maintenance thereof in manner that will preclude any hazard to life,
health or damage to adjoining property. Existing property storm drainage facilities are in
accordance with criteria as designated in the County drainage Manual.
• Water: The property will have 2 wells and 2 water tanks of 5000 gallons& 10,000 gallos
each, 5000 gallons tank will be dedicated for fire use and 10,000 gallons tank for domestic
use, which should be enough for the proposed needs.
• Fire Tanks: New Fire Tanks will be added as per Fire Marshal's requirements for the new
buildings.
• Noise:All activities will always comply with the San Joaquin County Noise Ordinance.
• Peak Wastewater Discharge:According to study&plans.
• Rest Rooms: The new rest rooms are being proposed to serve 200 people for weekend use
and a separate facility is being proposed with additional rest rooms for 200 people to be used
only for special occasions.
• Septic Tanks: 1 Septic tank already exists, and 1 new septic tank is proposed as shown in the
site plan.
• Effect on Traffic: Based on our review of the existing conditions on S. Lammers Rd, and W.
Middle Rd, an analysis of the potential trip generation associated with the proposed project
operations, and an evaluation of project access,it is concluded that the DYC project will not
have any significant impact to the local traffic operations. Further since this property resides on
the junction of S.Lammers Rd,and W.Middle Rd,visitors can access either of these roads to
access major Highway 205. In fact, this project will help in a significant reduction of the traffic
flow to Bay Area cities by providing this facility in Tracy for the Indian and local population living
in that area.
• Surface:All driving surfaces will be used in all-weather conditions and capable of sustaining
65000-pound gross vehicle weight.
• Since this property has been identified under Area subject to 1% annual chance(100-year)
flood; Base Flood Elevations determined;flood depths generally greater than 3 feet, hence
all new building structures will be constructed on minimum 5 ft elevated surfaces.
• Gates:We are planning to have gates that will not obstruct the required width or vertical
clearance of the driveway. All fire apparatus access roads meeting the minimum width will have
permanent" No parking fire lane"signs located so that all access roads are clearly identified
and required clearance maintained as per CFC 503.3.
• Project On-Site Parking:A new parking lot for the use for up to 200 attendees is being
proposed as per the plans attached. For special occasion, the overflow traffic will be
accommodated on the flat gravel areas to be specifically created for this purpose. All parking
associated with the facility operations shall be accommodated on-site and no roadside parking
will be allowed on S. Lammers Rd,and W. Middle Rd (designated No Parking Zone). "No
Parking Any Time" signs will be installed along the S. Lammers Rd, &W. Middle Rd adjacent
to the project site.
313Pages
