Existing property storm drainage facilities are in <br /> accordance with criteria as designated in the County drainage Manual. <br /> • Water: The property will have 2 wells and 2 water tanks of 5000 gallons& 10,000 gallos <br /> each, 5000 gallons tank will be dedicated for fire use and 10,000 gallons tank for domestic <br /> use, which should be enough for the proposed needs. <br /> • Fire Tanks: New Fire Tanks will be added as per Fire Marshal's requirements for the new <br /> buildings. <br /> • Noise:All activities will always comply with the San Joaquin County Noise Ordinance. <br /> • Peak Wastewater Discharge:According to study&plans. <br /> • Rest Rooms: The new rest rooms are being proposed to serve 200 people for weekend use <br /> and a separate facility is being proposed with additional rest rooms for 200 people to be used <br /> only for special occasions. <br /> • Septic Tanks: 1 Septic tank already exists, and 1 new septic tank is proposed as shown in the <br /> site plan. <br /> • Effect on Traffic: Based on our review of the existing conditions on S. Lammers Rd, and W. <br /> Middle Rd, an analysis of the potential trip generation associated with the proposed project <br /> operations,and an evaluation of project access,it is concluded that the DYC project will not <br /> have any significant impact to the local traffic operations. Further since this property resides on <br /> the junction of S.Lammers Rd,and W.Middle Rd,visitors can access either of these roads to <br /> access major Highway 205. In fact,this project will help in a significant reduction of the traffic <br /> flow to Bay Area cities by providing this facility in Tracy for the Indian and local population living <br /> in that area. <br /> • Surface:All driving surfaces will be used in all-weather conditions and capable of sustaining <br /> 65000-pound gross vehicle weight. <br /> • Since this property has been identified under Area subject to 1% annual chance(100-year) <br /> flood; Base Flood Elevations determined;flood depths generally greater than 3 feet, hence <br /> all new building structures will be constructed on minimum 5 ft elevated surfaces. <br /> • Gates:We are planning to have gates that will not obstruct the required width or vertical <br /> clearance of the driveway.All fire apparatus access roads meeting the minimum width will have <br /> permanent" No parking fire lane"signs located so that all access roads are clearly identified <br /> and required clearance maintained as per CFC 503.3. <br /> • Project On-Site Parking:A new parking lot for the use for up to 200 attendees is being <br /> proposed as per the plans attached. For special occasion,the overflow traffic will be <br /> accommodated on the flat gravel areas to be specifically created for this purpose. All parking <br /> associated with the facility operations shall be accommodated on-site and no roadside parking <br /> will be allowed on S. Lammers Rd,and W. Middle Rd (designated No Parking Zone).
