Limited Site Investigation Irerracon <br /> Vacant Property ■Tracy, California <br /> November 13, 2020 ■Terracon Project No. NA197074 <br /> In addition, the soil samples collected from locations S139 through S1316, advanced to investigate <br /> impacts of the soil stockpiled from past remedial activities (excavation of impacted soil), confirmed <br /> that the stockpile soil is impacted with petroleum hydrocarbons. <br /> 9.0 RECOMMENDATIONS <br /> Based on the findings of this investigation, the planned future use of the property for <br /> commercial/industrial use, the location of the reported impacts in boring S137 relative to the <br /> pipeline and utility easement and building restrictions, vertical delineation at boring S137, Terracon <br /> recommends additional step-out borings to further delineate impacts identified during the <br /> investigation. <br /> In addition, shallow confirmation soil samples should be considered in the area of the former soil <br /> stockpiles to investigate that impacts do not remain in shallow soil. <br /> Sandhu Brothers Farms may use the soil analytical results as a baseline for existing <br /> environmental site conditions for comparison with future assessment results or evaluations of <br /> areas that may be subject to future investigations, if necessary. <br /> 10.0 STANDARD OF CARE AND RELIANCE <br /> 10.1 Standard of Care <br /> Terracon's services were performed in a manner consistent with generally accepted practices of <br /> the profession undertaken in similar studies in the same geographical area during the same time. <br /> Terracon makes no warranties, either express or implied, regarding the findings, conclusions, or <br /> recommendations. Please note that Terracon does not warrant the work of laboratories, <br /> regulatory agencies, or other third parties supplying information used in the preparation of the <br /> report. These LSI services were performed in accordance with the scope of work agreed with you, <br /> our client, as reflected in our proposal and were not restricted by ASTM E1903-11 Standard <br /> Practice for Environmental Site Assessments:Phase 11 Environmental Site Assessment Process. <br /> For the type of subsurface investigations performed on this site, strict adherence to ASTM E1903- <br /> 11 is not necessary to assess if a release has occurred. <br /> 10.2 Additional Scope Limitations <br /> Findings, conclusions, and recommendations resulting from these services are based upon <br /> information derived from the on-site activities and other services performed under this scope of <br /> work; such information is subject to change over time.
