REVISED CONDITIONS OF APPROVAL <br /> PA-2000183 <br /> GREGORY VAN DYK <br /> Minor Subdivision Application No. PA-2000183 was approved by the Community Development <br /> Department on January 26, 2021. The effective date of approval is February 5, 2021. This tentative <br /> map approval will expire on February 5, 2024, which is three (3) years from the effective date of <br /> approval, unless(1)all Conditions of Approval have been complied with and(2)a Parcel Map has been <br /> filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. TENTATIVE MAP: The Parcel Map shall substantially conform with the approved tentative map dated <br /> October 28, 2020. <br /> B. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note shall <br /> be placed on the Final Map and recorded as a separate instrument: <br /> 1. All persons purchasing parcels within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities,such <br /> as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> C. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> 1. The parcels shall have a minimum lot size as approved by Variance application PA-1900247 as <br /> follows: <br /> 2. Parcel Two shall have a lot area of two(2)gross acres <br /> D. ACCESS: The following requirements apply and shall be shown on the Parcel Map: <br /> 1. A proposed 25-foot wide private easement for access to Parcel One, along Parcel Two, shall be <br /> shown on the Parcel Map. (Development Title Section 9-1150.15) <br /> 2.
