The project consists of the construction of a Retail Landscaping Service warehouse and storage area (Project). The Project is located at 2300 N. Teepee Drive, in Stockton, CA (APN 132-080-11) Proiect Scope The Project consists of the construction and operation of a retail landscaping services warehouse and storage area. The project will be split into two phases over 5 years. The first phase will take around 6-8 months to construct and will include an 8,000 square foot building that will be used for work truck storage, outdoor material storage bays will be constructed and screened. A 128 square foot trailer will be placed on the parcel during phase one for the construction office. Phase two will include the removal of the temporary 128 square foot office trailer and the addition to a 200 square foot two story office building to the 8,000 square foot building and the addition of a parking lot. Based on information provided to the District, Project specific annual emissions from construction and operation emissions of criteria pollutants are not expected to exceed any of the following District significance thresholds: 100 tons per year of carbon monoxide (CO), 10 tons per year of oxides of nitrogen (NOx), 10 tons per year of reactive organic gases (ROG), 27 tons per year of oxides of sulfur (SOx), 15 tons per year of particulate matter of 10 microns or less in size (PM 10), or 15 tons per year of particulate matter of 2.5 microns or less in size (PM2.5).
