FINDINGS FOR SITE APPROVAL PA-2000184 MEZA TRUCKING/ PAUL BICKFORD 1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, any applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable plan adopted by the County. • This finding can be made because the proposed landscaping and truck sales facilities may be conditionally permitted in the I-L (Limited Industrial) zone with an approved Site Approval application. The proposed facility is also consistent with the goals, policies, standards and maps of the General Plan. The project site has the General Plan designation of I/L (Limited Industrial) and the I-L zone is an implementing zone for this designation. There are no Master Plans, Specific Plans, and/or Special Purpose Plans applicable to the project site. 2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other necessary facilities have been provided, and the proposed improvements are properly related to existing and proposed roadways. • This finding can be made because adequate utilities, access roads, sanitation, drainage and other necessary facilities have been provided and the improvements are properly related to existing and proposed streets and highways. The project is served by a private septic system permitted by the Environmental Health Department, public water from Private California Water, and terminal storm drainage from CSA17 (Community Service Agency 17 -Public Works). The project site is accessed from the south intersection of N. Teepee Drive and N. Wigwam Drive, Stockton. 3. The site is physically suitable for the type of development and for the intensity of development. • This finding can be made because the 1.97-acre parcel is of adequate size and shape to accommodate the proposed use, building coverage, setbacks, parking areas, and other requirements of the Development Title. The Site Plan shows that there is sufficient area for parking and circulation in compliance with Standards of the Development Title. 4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare, or be injurious to the property or improvements of adjacent properties. • This finding can be made because it was determined that the project will not be detrimental to the public health, safety, or welfare, and will not be injurious to the property or improvements of adjacent parcels. A Notice of Exemption from CEQA (California Environmental Quality Act) will be filed because CDD (Community Development Department) did not find any detrimental impacts in our review. 5. The use is compatible with adjoining land uses. • This finding can be made because the proposed use may be conditionally permitted in the I-L (Limited Industrial) zone with an approved Site Approval application.
