g. LIGHTING: Lighting shall be provided and comply with the following: <br /> 1. If the parking area is to be used at night, parking lot lighting shall be installed. CDevelopment Titles <br /> Section 9-1015.5[9]) <br /> 2. Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[9][47) <br /> h. LANDSCAPING: Lantlscaping shall be provided and comply with the following: <br /> 1. All areas not used for buildings, parking, driveways, walkways, or other permanent facilities shall <br /> ba lantlscaped. A minimum 10-foot-wide landscaped strip, respecting the ultimate right-of-way <br /> width of N.Thornton Road and W. Thornton Road, shall be installed across the street frontage of <br /> the project site. (Development Title Section 9-1020.7) <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> 1. A solid masonry wall 6 to 7 feet In height shall be erected along the entire length of the north antl <br /> east property lines of the project parcel. (Development Title Section 1022.4[d][1]) <br /> 2. All storage materials and relatatl activities, including storage areas for trash, shall be screened so <br /> as not to be visible from adjacent properties and public rights-of-way. Screening shall ba 6 to <br /> 7 feet in halght. Outside storage is not permitted in front yards, street side yartls, or in front of <br /> main builtlings. (Development Title Section 9-1022.4[d[[2]) <br /> j. SIGNS:Sign details shall be consistent with Chapter 9-171 O of the Development Titles antl ba included <br /> on the Sita Plan. All portions of any sign shall be sat back a minimum of flues (5)feet from any future <br /> right-of-way line, including any corner cut-off(snipe). (Development Title Sectlon 9-1710.2[9]) <br /> k. BUILDING CODE REQUIREMENTS:The project is subject to the California Building Coda(CBC) <br /> and San Joaquin County Ordinancerequirements. Tha following conditions shall be addressed <br /> prior to submittal of a building permit application to the Building Inspection Division: <br /> 1. A building permit for each separate structure or building is required. Submit plans, <br /> speciflcationa and supporting calculations, prepared by a Ragistaratl Design Professional <br /> (architect or engineer) for each structure or building, showing compliance with the currant <br /> California Building, Mechanical, Plumbing, Electrical, Energy and Fire Codes as may be <br /> applicable. Plans for the different buildings or structures may be combined into a single set of <br /> construction documents. <br /> 2. A grading permit will be required for this project. Submit plans and grading calculations, <br /> including a statement of the estimated quantities of excavation and fill, prepared by a <br /> Registered Design Professional. The grading plan shall show the existing grade and finished <br /> grade in contour intervals of sufficient clarity to indicate the nature and extent of the work and <br /> show in detail that it complies with the requirements of the code. Tha plans shall show the <br /> existing grade on adjoining properties insufficient tlatail to itlentify how grade changes will <br /> conform to the requirements of the code. <br /> 3. The required plans must ba complete at the time of submittal for a builtl ing permit. Plans must <br /> address building design and construction, fire and life safety requirements, accessibility and <br /> show compliance with the current California codes and San Joaquin County ortl finances. A <br /> complete sat of plans must include fire sprinklers plans, truss design submittals, metal building <br /> shop drawings, structural plans antl calculations, plumbing, electrical and mechanical <br /> drawings, and energy report. <br /> PA-2000048—Conditions of Approval 2 <br />
