Improvement plans , <br /> specifications and engineer' s estimate prepared by a registered civil engineer shall be <br /> submitted for review and are subject to plan check , field inspection fees and must be <br /> approved by the County of San Joaquin Department of Public works prior to issuance of <br /> the building permit . ( Development Title Section 9 - 240 , Section 9 -910 , Section 9- 1100 and <br /> R - 92 - 814) <br /> a) Direct truck access to the north driveway only by installing "Autos only or " No Trucks " <br /> signage at the southern driveway . <br /> b) Install STOP signs and pavement delineation at all driveways . <br /> c) Re - stripe Ahern Road to provide a two -way center left turn lane along the project' s <br /> frontage . <br /> 4) Prior to issuance of any building permit for this project , the applicant shall pay their fair <br /> share contribution toward the cost of a west - bound right-turn lane as stated in the Final <br /> Traffic Impact Study Report dated June 16 , 2017 . The amounts shall be as follows : <br /> a) Fair share for the west - bound right -turn lane : 77 % of $22 , 608 (cost of lane) _ $ 17 , 408 <br /> 5) The developer shall provide drainage facilities in accordance with the San Joaquin County <br /> Development Standards . Retention basins shall be fenced with six (6) foot high chain link <br /> fence or equal when the maximum design depth is 18 inches or more . Required retention <br /> basin capacity shall be calculated and submitted along with a drainage plan for review and <br /> approval , prior to release of building permit .
