CONDITIONS OF APPROVAL <br />PA -2000130 <br />JARRED FRANK & KELLY RENE MELLO, TRUST / BEYOND BOUNDARIES C/O LORRIE SILVA <br />Lot Line Adjustment Application No. PA -2000130 was approved by the Cl"SJoaquin County Community <br />Development Department on April 6, 2021. The effective date of approval is April 6, 2021. This approval <br />will expire on October 6, 2022, which is 18 months from the effective date of approval, unless a Notice <br />of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if required by the <br />.and Surveyors' Act. <br />Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br />Notice of Lot Line Adjustment. <br />1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact: [209] 468-3121) <br />a. APPROVAL: This approval is for a Lot Line Adjustment between two parcels as shown on the site <br />plan dated December 21, 2020. <br />b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded prior to <br />conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br />shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br />Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil <br />Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br />Licensed Land Surveyor. (Development Title Section 9-872.4) <br />c. LOT SIZE: The following requirements shall apply: <br />1. Parcel 1 shall be a minimum of 40 acres in size (Development Title Section 9-872.2([e]). <br />2. Parcel 2 shall be a minimum of 2 acres in size (Development Title Section 9-872.2([e]). <br />d. LOT WIDTH: The following requirements shall apply: <br />1. Parcel 1 and Parcel 2 shall each have a minimum In <br />width of 330 feet, measured at the front yard <br />setback line.
