The CFN station currently utilizes portable toilets. The parcel located at <br /> 8875 W. Thornton has a 3-bedroom residence with a septic system consisting of a concrete <br /> septic tank of unknown size with one 100-foot length leach line; there is no record of a <br /> domestic well for the parcel. The site is located less than one-quarter mile east of Highway <br /> S. The property is approximately 4,800 feet west of the Mokelumne river. The general <br /> vicinity consists of commercial/residential lots within the community of Thornton <br /> surrounded by residential and agricultural use parcels. <br /> The elevation at the site, according to a United States Geological Survey2, is between <br /> approximately 10 and 15 feet above mean sea level (msl). The site is relatively flat, with <br /> topography in the area grading gently to the south-southwest. <br /> According to the San Joaquin County District Viewer web site,3 the subject property is zoned <br /> C-C, (Community-Commercial). This zoning designation "is intended to provide for the <br /> development,within central business districts or extensive commercial areas, of a full range <br /> of retail and service establishments,providing goods and services necessary to supply urban <br /> communities or regional markets". <br /> Location maps of the subject property are attached to this report as Appendix A, Plate 1 <br /> and 2. <br /> 1.2 Proposed Development <br /> The proposed development will be a Shell service-station and mini-mart with fast food <br /> service on the parcel located at 26440 N.Thornton road.The CFN station (8925 W.Thornton <br /> Road) will remain as is. The residential structure and associated septic system located at <br /> 8875 W.Thornton road will be demolished and utilized for the onsite septic system planned <br /> to service the proposed Shell service-station/mini-mart with fast food service, as well as the <br /> CFN station. The total acreage for the three combined parcels is approximately 2.37 acres. <br /> 2.0 CHEMICAL AND PHYSICAL PROPERTIES OF SOIL <br /> 2.1 Chemical and Physical Soil Properties <br /> The site is depicted on the Preliminary Geologic Map of Quaternary Deposits of the Lodi <br /> Quadrangle4 and falls within the Holocene aged Eolian deposits (Plate 3, Appendix A) <br /> herein called Qha.
