1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of site: The project consists of one 87 acre parcel. The subject Assessor's Parcel <br /> Number is 023-200-05. The project is in an agricultural area. The site contains one residence. <br /> The parcel is zoned AG-80. <br /> 1.2 Description of Proposed Development: It is proposed to create two lots from the existing <br /> parcel. One of the parcels will be a "Homesite Parcel." In accordance with the San Joaquin County <br /> Development Title,this Surface and Subsurface Contamination Report (SSCR) is being submitted <br /> for approval. This report will investigate the property for visual or historical environmental <br /> contamination based on field observation, interviews with the owner, and County records. (This SSCR <br /> includes no chemical analysis). <br /> 1.3 Parcel location map: (See Appendix for Tentative Map with Vicinity Map and APN page). <br /> 1.4 Site Map: (See Appendix for Tentative Map). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of information of <br /> the historic use of this property is testimony from the owner, Rick McCarty. Mr. McCarty was <br /> interviewed in September, 2020. The owner has owned the parcel for more than 10 years. The land use <br /> has not changed significantly under his tenure. It has been a parcel with one residence and grazing land <br /> for the length of his ownership. <br /> Presently the property has one residence with grazing land. The surrounding area is cattle grazing with <br /> some residences, a horse ranch, and a quarry excavation to the south of the property. The result of this <br /> Homesite Parcel will be two total residences on 87 acres. <br /> 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> CONTAMINATION: <br /> 3.1 Methods used to research:?ethods used to research this parcel were records researched at the <br /> San Joaquin County Agriculture ommissioners office in October, 2020 (see appendix for results). An <br /> onsite survey was performed in September,2020 by Joe Murphy of Dillon& Murphy. The San Joaqu <br /> County Environmental Health Department's underground storage tank mitigation database list did not <br /> yield any concerns. <br /> 3.2 Description of all past on-site potential and/or known above and below ground sources of <br /> contamination identified at the project site: Past on-site potentials for contaminations are low. The <br /> property has Peen a residence with primarily grazing land for many years. Historically)there have been <br /> no undergrodnd storage tanks. The owner has no knowledge of improper above groyd storage of <br /> chemicals on the subject parcel. On the day of the site visit, there were no fuel tanks or fuel trailers <br /> observed. <br /> 1 <br />
