We are requesting this extension on the approval of PA-2000221 because the conditions of approval for <br /> the project states that the approval will expire on October 9, 2022 unless"all necessary building permits <br /> have been issued and remain in force", we fear that we may not be able to pull all building permits by <br /> that date due to the Building Department taking an extraordinarily long time to process our plans and <br /> permits which has prevented the project from proceeding on schedule . <br /> The plans for the project clubhouse were approved by the contract plan checker TWELVE weeks ago on <br /> July 12th. The plans for the apartments were approved approximately SIX weeks ago, around August <br /> 12th. As I understand it, now the internal plan checker is plan checking the plans and is still not <br /> complete. <br /> We also had some difficulty in getting the correct building permit fees. There were two issues with fees <br /> that needed to be resolved, one issue was the Affordable Housing Fee and the other was the Fire <br /> Inspection Fee. We received the original fees on August 26th, but only received the fully corrected fees <br /> last week on September 23rd, about a month later. We have been told that the fees for the master plans <br /> still need to be completed. <br /> The site is completely graded. Sewer, water, storm drains, curb and gutter, paving and sidewalks are all <br /> installed. Some dry utilities are also installed. <br /> We have paid all the development impact fees for 96 of the 304 units and provided the certificates and <br /> releases to the Building Department for those units on September 14th, almost two weeks ago. We hope <br /> to be able to pull these permits by September 30tH <br /> We sent the certificates of compliance for the remaining 208 units to the Mountain House CSD,the <br /> Lammersville School District, French Camp McKinley Fire Department and the County of San Joaquin <br /> Public Works Department over a week ago. We already have the certificate of compliance back from <br /> the school district and the required fees from Public Works. <br /> We fully intend to pull all the remaining permits by the October 9th deadline, if at all possible, but we are <br /> requesting this extension now just in case the Building Department is not able to process the permits in <br /> time. <br /> Thank you for your time and consideration of this request. <br />
