River Islands Development at Lathrop January 2021 <br /> FINAL River Islands Non-Potable Water Technical Report Rev 2 #6520 <br /> The following areas did not have finalized improvement plans and the assumptions listed above were utilize <br /> in order to model these demands. The total NPW irrigation acreage of these areas was assigned based <br /> on projected quantities provided by River Islands. Ultimately the model results should be revisited <br /> when the improvement plans for these areas become available. Please reference Appendix B and E <br /> for the location of these areas. <br /> • Employment Centers in Stage 1 B <br /> • Marina Drive in Stage 1 B <br /> • Town Center in Stage 1 B <br /> • Village R in Stage 1 B <br /> • Village CC in Stage 2A <br /> • Village X in Stage 2A <br /> • Village KK and II in Stage 2B <br /> • All of Phase II <br /> 4.2.2 Hydraulic Model Assumptions -Stage 2A Irrigation Cover Exhibit Discrepancies <br /> The most recent irrigation coverage exhibit for Stage 2A shows NPW irrigation areas within Village CC and <br /> S that are no longer going to require NPW for irrigation. The following landscaping parcels within the Stage <br /> 2A irrigation coverage exhibit were not included in the model for analysis. <br /> • Parcel A80 <br /> • Parcel A81 <br /> 4.2.3 River Islands Non-Potable Water Distribution System and Hydraulic Model Assumptions <br /> RD 2062 and the RIPFA, own and operate a NPW distribution system to irrigate specific landscaping <br /> parcels, strip, traffic medians, parks, schools, and commercial areas within the development. At full <br /> buildout, the NPW distribution system will consist of one pressure zone pressurized from two NPW booster <br /> pump stations. The distribution system will consist of a series of large transmission and smaller service <br /> lines branching out from each booster pump station to service the development's NPW irrigation demands. <br /> • Existing Main Pump Station (Lake 3 Irrigation Pump Station) <br /> o The existing 2,400 GPM, Main PS will be the primary source of pressure for the Stage 1A, <br /> 1 B, 2A, and parts of 2B in Phase I. The existing main pump station is located east of Lake <br /> 3 along Somerston Parkway. <br /> • Proposed Phase II NPW Pump Station <br /> o Phase II and a portion of Stage 2B in Phase I will be primarily pressurized from the <br /> proposed Phase II NPW Pump Station located to be along P Street in Phase Il. <br /> 16 <br />
