CONDITIONS OF APPROVAL <br /> PA-2100016 <br /> FRANK W. FASSI,TRUST I DILLON & MURPHY <br /> Lot Line Adjustment Application No. PA-2100016 was approved by the San Joaquin County Community <br /> Development Department on April 9, 2021, which is the effective date of approval.This approval will expire on <br /> October 10, 2022, which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a Notice of <br /> Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact: [209]468-3121) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment among 3 parcels as shown on the site plan <br /> dated February 5, 2021. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br /> Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil <br /> Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br /> Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE: Each parcel shall be a minimum of two acres in size. (Development Title Section 9- <br /> 872.2([el) <br /> d. LOT WIDTH: The following requirements shall apply: <br /> 1. Parcel 1,2,and 3 shall all have a minimum lot width of 330 feet,measured at the front yard setback <br /> line.(Development Title Section 9-872.2([g]) <br /> e. DEMOLITION PERMIT: The proposed site plan shows an existing shed crossing the property line for <br /> Parcels 1 and 2. A demolition permit shall be applied for and finaled before the "Notice of Lot Line <br /> Adjustment"can be recorded. <br /> f. PROPERTY LINE SETBACK: The existing garage shown near the south property line for Parcel 1 <br /> and the existing barn shown near the north property line for Parcel 2 shall be setback a minimum of <br /> 10 feet from the proposed property line.
