SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak Geo Environmental, Inc. (Live Oak) was contracted by Gabriel Ruvalcaba to <br /> conduct a Soil Suitability Study and Nitrate Loading Study for the property identified as <br /> Assessor's Parcel Number 252-140-09, located at 25795 South Bird Road, Tracy, <br /> California. <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study and Nitrate Loading Study were conducted to determine <br /> whether the soils are suitable for use with a septic system, as well as to estimate if the <br /> use of septic systems will impact ground water quality. The study was performed <br /> according to the requirements of Section 9-1105.2(d) of the San Joaquin County <br /> Development code. <br /> Proposed Development <br /> Mr. Ruvalcaba is purchasing the Site and intends to construct two new homes; the first <br /> home will have three bedrooms, and the second will have three or four bedrooms. <br /> Site Description <br /> The Site is defined as Assessor's Parcel Number (APN) 252-140-09, approximately 1.5 <br /> acres in size, located at 25795 South Bird Road, Tracy (Plate 1). <br /> The Site is open land with a gravel driveway and a domestic well (Plate 2). The current <br /> owner has two recreational vehicles parked on a gravel pad. <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 55 feet above mean sea level. The Site is relatively flat (Plate 3). <br /> According to the San Joaquin County Community Development Department <br /> (www.co.san-joaquin.ca.us), the Site is zoned AG-40, General Agriculture with a <br /> minimum parcel size of 40 acres. This zoning designation "is established to preserve <br /> agricultural lands for the continuation of commercial agriculture enterprises." <br /> LOGE 2106 Page 1 <br />
