SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Al Caton to conduct a <br /> Soil Suitability Study and Nitrate Loading Study for the property located at 14503 South <br /> Campbell Avenue, Escalon, California (Plate 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study and Nitrate Loading Study were conducted to determine <br /> whether the soils are suitable for use with a septic system, as well as to estimate if the <br /> use of septic systems will impact ground water quality. The study was performed <br /> according to the requirements of Section 9-1105.2(d) of the San Joaquin County <br /> Development code. <br /> Proposed Development <br /> A minor subdivision is proposed to separate the Site into four new parcels (Plate 2). Mr. <br /> Caton indicated that he has no plans to change the future use of the Site (personal <br /> communication, November 10, 2020). <br /> Site Description <br /> The Site consists of Assessor's Parcel Numbers (APN) 207-320-12 and -21, <br /> approximately 183 acres in size. It is located at 14503 South Campbell Avenue, <br /> Escalon, California. The Site is open agricultural land with an irrigation well located on <br /> its eastern side (Plate 3). <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 115 to 120 feet above mean sea level. The Site is relatively flat <br /> (Plate 4). <br /> According to the San Joaquin County District Viewer (sjmap.org), the Site is zoned AL- <br /> 10, Limited Agriculture with a minimum parcel size of 10 acres. The San Joaquin <br /> County Community Development Department states that this zoning designation "is <br /> intended to recognize and preserve areas that contain existing concentrations of small- <br /> scale agricultural operations and dwellings." <br /> LOGE 20-54 Page 1 <br />
