I. INTRODUCTION <br /> This report issues my findings regarding the Nitrate Loading Study, Soil Suitability Study and <br /> onsite wastewater treatment system (OWTS) operational and design parameters for a proposed <br /> accessory(previously referred to as a"second unit") unit dwelling on property owned by Mr. <br /> Makmoud and Ms. Kireyeva. These studies were required by the San Joaquin County <br /> Environmental Health Department (EHD) and comply with the San Joaquin County Development <br /> Title, specifically Section 9-1105.2(d). <br /> Within the text of this Report, Bolded Section (§) numbers are referenced at the beginning of an <br /> applicable Paragraph or Paragraphs, or Appendices that correspond with the EHD Requirements <br /> Checklist. Section Numbers referenced as SSS§, are sections applicable for the Soil Suitability <br /> Study Requirements Checklist. Section Numbers referenced as NLS§, are sections applicable for <br /> the Nitrate Loading Study Requirements Checklist. Other portions of text may also apply to <br /> other sections of the Checklists. <br /> NLS§2.3, SSS§ 1.2. Since this project is in the County of San Joaquin, the City of Tracy sewer <br /> system does not serve this property. All residential properties within this locale must operate with <br /> a septic system, also known as an onsite wastewater treatment system, and domestic water supplied <br /> by an onsite well. <br /> At present, the subject property contains a four bedroom manufactured (modular) home, the septic <br /> system that serves this structure, and a domestic well. The total Parcel area is 0.80 acres. <br /> The purpose of these Studies was to collect the following information to fulfill the requirements of <br /> the EHD. Wastewater system operational parameters are also presented within this report to <br /> facilitate the transfer of information to EHD: <br /> • The capacity of the indigenous soils was analyzed in the proposed primary disposal area for the <br /> accessory unit dwelling to accept the anticipated wastewater flows, 2.)Assessment of the soil <br /> characteristics to mitigate nitrate impact,and 3.) Discussion of operational parameters to achieve <br /> the two goals of proper wastewater management and nitrate loading mitigation from the effluent <br /> disposal system. This was accomplished by the referenced testing, physical/chemical analyses and <br /> operational parameters incorporated into the design of the wastewater disposal system. <br /> • Soil physical and chemical testing was conducted to determine the following: Physical testing <br /> included percolation testing and particle size analysis of the soils underlying the effluent disposal area. <br /> Chemical testing included analyses for the constituents that influence nitrate loading. <br /> • The capillary fringe of the water table was not encountered during the backhoe excavation to install <br /> the septic tank that serves the existing four bedroom modular home. <br /> 0 As illustrated on the Site Plan, it has been determined that the required 100%replacement area for <br /> the existing modular home can be installed, and both primary and replacement areas for the <br /> proposed three bedroom modular home can be situated at the north property border of the subject <br /> property. <br /> 1 <br /> Chesney Consulting <br />
