SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Greg Van Dyk to <br /> conduct a Soil Suitability Study and Nitrate Loading Study for their property located at <br /> 20290 and 20306 East River Road, Ripon, California (Plate 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> Proposed Development <br /> Mr. Van Dyk is splitting the Site into a 2.0-acre Parcel 1 and a 19.7-acre Parcel 2 (Plate <br /> 2). <br /> Site Description <br /> The Site is composed of Assessor's Parcel Number (APN) 245-230-39 and -43, <br /> approximately 22 acres in size. The Site is located at 20290 and 20306 East River <br /> Road, Ripon, California. <br /> The Site is an almond orchard with two houses and two shops. Two domestic wells and <br /> two septic systems serve the houses, and an irrigation well supplies water to the <br /> orchard when Irrigation District water is unavailable (Plate 3). <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 83 to 84 feet above mean sea level. The Site is relatively flat <br /> (Plate 4). <br /> According to the San Joaquin County District Viewer (sjmap.org), the Site is zoned AG- <br /> 40, General Agriculture with a minimum parcel size of 40 acres. This zoning <br /> designation "is established to preserve agricultural lands for the continuation of <br /> commercial agriculture enterprises" (San Joaquin County Community Development <br /> Department). <br /> LOGE 2111 Page 1 <br />
