Tha proposed use is consistent with the goals, policies, standards, and maps of the General Plan, any <br />applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable plan adopted <br />by the County. <br />• Thls finding can b¢ made because the expansion of an Agriculture Processing —Preparation <br />Services use type may be contlitionally permittatl In the AG -40 (Gen¢ral Agriculture, 40 acre <br />minimum) zone with an approvstl Use Permit application. The project sato has a General Plan <br />designation of A/G (G¢n¢ral Agriculture), antl the AGO zone is an impl¢m¢nting zona for this <br />designation. Tha proposed agriculture processing expansion Is consistent with the goals, <br />policies, standards and maps of the G¢naral Plan, and theta are no Master Plans or Specific <br />Plans in the vicinity. <br />2. Adequate utiiitias, roadway improvements, sanitation, water supply, drainage, and other necessary <br />facilities have been provided, and the proposed improvements are properly related to existing and <br />proposed roadways. <br />• This fintling can be mad¢ becaus¢ atlequate utllikias, access roads, sanikakion, tlrainaga, and <br />other necessary faeiliki¢s have baso provided and the proposed improv¢m¢nks ar¢ prop¢rly <br />ralatatl to existing and proposed stre¢ts and highways. Th¢ project site Is already served by <br />an on-site wall antl s¢ptic system. Tha Department of Publie WorKs is requiring the developer <br />to provltla tlrainage fadlitles that meat ffi¢ requirements of San Joaquin County Dev¢lopm¢nk <br />Standards for the runoff attributed to this application. <br />3. The site is physically suitable for the type of development and for the intensity of development. <br />• This fintling can be made because kh¢ property Is 96.82 acres and of adequate size antl shape <br />to accommodate the proposed use and all yards, building coverage, setbacks, parKing areas <br />antl other requirements of the Development Tltla. <br />4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare, or be <br />injurious to the property or improvements of adjacent properties. <br />Thla finding can b¢ mad¢ because an Initial Study preparetl for this project found no pot¢ntially <br />significank envlronm¢ntal impacts. <br />5. Th¢ use is compatible with adjoining land uses. <br />• Thls fintling can be made because the proposed use will not int¢rf¢r¢ with nor altar the currant <br />lantl uses on adjacent properties.
