PA-1900036 – Conditions of Approval 5 <br />5. CFC, Section 906 Portable Fire Extinguishers – Provide portable fire extinguishers as required by <br />this section. <br /> <br />6. CFC, Section 506 Key Box - A Knox® Box shall be installed according to the local fire <br />department’s instructions. Make application for the key box at the fire district having jurisdiction of <br />this project. If there is an electronically controlled access gate at this site a Knox® key switch will <br />also be required. <br /> <br />7. CFC, Section 5001.3.3.1 Properties of Hazardous Materials – A complete list of hazardous <br />materials used and or stored at this site shall be provided. <br /> <br />8. A complete review, at building permit submittal, will require compliance with applicable codes <br />and ordinances. <br /> <br />9. CFC, Section 105 Permits: Operational Permit(s) may be required prior to occupancy. <br /> <br />2. DEPARTMENT OF PUBLIC WORKS (Contact: [209] 468-3000) <br /> <br />a. The developer shall provide drainage facilities in accordance with the San Joaquin County <br />Development Standards. Retention basins shall be fenced with 6 foot high chain link fence or equal <br />when the maximum design depth is 18 inches or more. Required retention basin capacity shall be <br />calculated and submitted along with a drainage plan for review and approval, prior to release of <br />building permit. (Development Title Section 9-1135). <br /> <br />b. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> <br />c. All new construction and the substantial improvement of any structure, including conversion of <br />existing structures, in the area of special flood hazard shall be elevated or flood proofed in <br />accordance to San Joaquin County Ordinance Code Section 9-1605.12(a), (b), and (c). <br /> <br />d. The owner shall execute an Irrevocable Offer to Dedicate Road to result in a 42 foot wide right-of- <br />way from the centerline of Elliott Road to the property line across the parcel’s frontage. (A fee based <br />on the current fee schedule is required for processing per Development Title Table 9-240.2 in <br />addition to a copy of the Grant Deed and a legal description of the parcel to be offered for <br />dedication.) (Development Title Section 9-1150.5) <br /> <br />3. ENVIRONMENTAL HEALTH DEPARTMENT (Contact: [209] 468-3420) <br /> <br />a. The conditions requiring a will-serve letter from Lockeford CSD for public water and sewage has <br />been satisfied. The will-serve letter was provided. <br /> <br />b. Any geotechnical drilling shall be conducted under permit and inspection by The Environmental <br />Health Department (San Joaquin County Development Title, Section 9-1115.3 and 9-1115.6). <br /> <br />4. SAN JOAQUIN COUNCIL OF GOVERNMENTS (Contact: [209] 235-0600) <br /> <br />a. This project is subject to the San Joaquin County Multi-Species Habitat Conservation and Open <br />Space Plan (SJMSCP) and is located within the unmapped land use area. This can be up to a 90- <br />day process prior to issuance of building permits and it is recommended that the project applicant <br />contact SJMSCP staff as early as possible. It is also recommended that the project applicant obtain <br />an information package. <br /> <br />
