FINDINGS FOR SITE APPROVAL <br />PA -2000212 <br />SCANNAVINO PROPERTIES, LLC / VESI 14, LLC <br />1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, any <br />applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable plan adopted <br />by the County. <br />This finding can be made because the Utility Services -Major use type may be conditionally <br />permitted in the AU -20 (Agriculture Urban Reserve, 20 -acre minimum) zone with an <br />approved Site Approval application. The AU -20 zone implements the General Plan's R/L <br />(Low -Density Residential) designation. The subject parcel has an R/L General Plan <br />designation and is zoned AU -20. Therefore, the use is consistent with the goals, policies, <br />standards, and maps of the General Plan. There are no Master Plans, Specific Plans, and/or <br />Special Purpose Plans in the project vicinity. <br />2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other necessary <br />facilities have been provided, and the proposed improvements are properly related to existing and <br />proposed roadways. <br />• This finding can be made because the 14.97 -acre parcel is of adequate size and shape to <br />accommodate the proposed energy storage battery facility and all necessary improvements. <br />The site plan shows that there is sufficient area for the project improvements, in compliance <br />with Standards of the Development Title. <br />3. The site is physically suitable for the type of development and for the intensity of development. <br />• This finding can be made because the parcel is of adequate size and shape to accommodate <br />the proposed use and the requirements of the Development Title. The use is compatible with adjoining land uses. <br />This finding can be made because the proposed use will not interfere with nor alter the current <br />land uses on adjacent properties. Surrounding properties are mainly agricultural with <br />scattered residences. The nearest residence is on the adjacent parcel to the south and is 270 <br />feet southwest of the project site. The project is unmanned, not expected to generate <br />significant noise, and will generate very little traffic.
