-3- <br /> PA-2100031 (ZR)&-032(SU) <br /> 7) All traffic signs and markings shall conform to the latest edition of the Manual on Uniform Traffic <br /> Control Devices(MUTCD),and/or San Joaquin County Standards and shall be shown on the <br /> improvement plans.(Development Title Section 9-1150.2) <br /> 8) All utilities shall be underground except power transmission facilities of a 35 KV or greater. Public <br /> utility easements shall be provided along the road frontage of the subdivision and as required by <br /> the public utility companies. (Development Title Section 9-1155.2) <br /> 9) Streets'A','B','C','D','E','F','G','H'and'I'shall be dedicated on the Final Map and improved to <br /> County Standards for a 50-foot right-of-way urban residential road. (Development Title Sections 9- <br /> 857.4,9-1150.2[d][3]and 9-1150.5[b]) <br /> 10) The roadway improvements for Pock Lane shall be constructed in conformance with the <br /> standards for one-half of a 50-foot wide right-of-way urban residential road. <br /> 11) The roadway improvements for Loomis Road shall be constructed in conformance with the <br /> standards for one-half of a 50-foot wide right-of-way urban residential road. <br /> 12) Street lighting shall be provided for the proposed subdivision in accordance with San Joaquin <br /> County's Improvement Standards and the applicant shall complete any necessary requirements to <br /> connect power to the street lights(including application to Pacific Gas and Electric Company and <br /> installation of any necessary power facilities)(Development Title Section 9-1150.11) <br /> 13) The project shall be served by a public storm drain system with terminal drainage in accordance <br /> with the County requirements and to provide adequate drainage for the subdivision. Hydrologic <br /> and hydraulic analyses shall be provided and demonstrate that all property,both downstream and <br /> upstream of the discharge,will not be subject to a higher flood level as a result of the proposed <br /> drainage.(Development Title Section 9-1135.2) <br /> 14) Applicant shall provide a will-serve letter from an existing district or agency for storm drainage, <br /> including storm drain treatment as applicable,and street lighting or form a new community <br /> services district,community facilities district or other non-County public utility agency to provide <br /> for operation and maintenance of the storm drain system and streetlights in perpetuity.Applicant <br /> is responsible for initial financing,design and construction of the infrastructure facilities,subject to <br /> County review and approval.Any new district or public utility agency shall be created prior to <br /> approval of the Final Map. <br /> 15) The project shall be served by a public water system conforming to the requirements of the San <br /> Joaquin County Public Health Services,Environmental Health Department and the Department of <br /> Public Works.The system shall provide adequate domestic and fire water supply in conformance <br /> to the requirements of the County Fire Warden and the local Fire District.(Development Title <br /> Section 9-1120.2) <br /> 16) The project shall be served by a public sewer collection and treatment system constructed in <br /> conformance with the requirements of the San Joaquin County Public Health Services <br /> Environmental Services Division and the Department of Public Works.(Development Title Section <br /> 9-1105.2) <br /> PA-2100031, 32, 61, 62 (ZR, SU) Response Letters 3 <br />
