Public <br /> utility easements shall be provided along the road frontage of the subdivision and as required by <br /> the public utility companies.(Development Title Section 9-1155.2) <br /> 8) Streets'A', 'B','C',U. 'E','F'and Loomis Road shall be dedicated on the Final Map and <br /> improved to County Standards for a 50-foot right-of-way urban residential road.(Development <br /> Title Sections 9-857.4,9-1150.2[d][3]and 9-1150.5[b]) <br /> 9) The roadway improvements for Pock Lane shall be constructed in conformance with the <br /> standards for one-half of a 50-foot wide right-of-way urban residential road.The improvements <br /> shall be in conformance with the current Improvement Standards of the County of San Joaquin. <br /> Improvement plans,specifications and engineer's estimate prepared by a registered civil engineer <br /> shall be submitted for review and are subject to plan check,field inspection fees and must be <br /> approved by the County of San Joaquin Department of Public Works prior to issuance of the <br /> building permit.(Development Title Section 9-240,Section 9-910,Section 9-1100 and R-92-814) <br /> 10) Street lighting shall be provided for the proposed subdivision in accordance with San Joaquin <br /> County's current Improvement Standards and complete any necessary requirements to connect <br /> power to the street lights(including application to Pacific Gas and Electric Company and <br /> installation of any necessary power facilities)(Development Title Section 9-1150.11) <br /> 11) The project shall be served by a public storm drain system with terminal drainage in accordance <br /> with the County requirements and to provide adequate drainage for the subdivision.Hydrologic <br /> and hydraulic analyses shall be provided and demonstrate that all property,both downstream and <br /> upstream of the discharge,will not be subject to a higher flood level as a result of the proposed <br /> drainage.(Development Title Section 9-1135.2) <br /> 12) Applicant shall provide a will-serve letter from an existing district or agency for storm drainage and <br /> street lighting or form a new community services district,community facilities district or other non- <br /> County public utility agency to provide for operation and maintenance of the storm drain system <br /> and streetlights in perpetuity.Applicant is responsible for initial financing,design and construction <br /> of the infrastructure facilities,subject to County review and approval. If creating a new non-County <br /> public utility agency,it shall be in place prior to approval of the final map. <br /> 13) The project shall be served by a public water system conforming to the requirements of the San <br /> Joaquin County Environmental Health Department and the Department of Public Works.The <br /> system shall provide adequate domestic and fire water supply in conformance to the requirements <br /> of the County Fire Warden and the local Fire District.(Development Title Section 9-1120.2) <br /> 14) The project shall be served by a public sewer collection and treatment system constructed in <br /> conformance with the requirements of the San Joaquin County Environmental Health Department <br /> and the Department of Public Works.(Development Title Section 9-11052) <br /> 15) It is the responsibility of the applicant to ensure that a current will serve letter for sanitary sewer <br /> and water service is on file prior to approval of the Final Map. <br /> 16) The subdivider shall agree to pay user fees for the utility services from the time improvements are <br /> accepted by the County until the lots are placed on the County tax rolls. <br /> PA-2100031, 32, 61, 62 (ZR, SU) Response Letters 16 <br />
