<br />PA-2100044 – Conditions of Approval 1 <br />CONDITIONS OF APPROVAL <br />PA-2100044 <br />TERCEIRA PROPERTIES LLC / QUARTAROLI & ASSOCIATES, INC. <br /> <br />Lot Line Adjustment Application No. PA-2000041 was approved by the Community Development <br />Department on May 20, 2021, which is the effective date of approval. This approval will expire on <br />November 19, 2022, which is 18 months from the effective date of approval, unless a Notice of Lot Line <br />Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br />Surveyors' Act. <br /> <br />Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br />Notice of Lot Line Adjustment. <br /> <br />1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact: [209] 468-3121) <br /> <br />a. APPROVAL: This approval is for a Lot Line Adjustment among four parcels as shown on the site plan <br />dated March 15, 2021. <br /> <br />b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded prior to <br />conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br />shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br />Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil <br />Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br />Licensed Land Surveyor. (Development Title Section 9-872.4. <br /> <br />c. PLANNING APPLICATION NO. PA-2100043: The "Certificate of Compliance" for application No. PA- <br />2100043 shall be recorded and deeds transferred prior to the recordation of the "Notice of Lot Line <br />Adjustment" for application No. PA-2100044. <br /> <br />2.
