CONDITIONS OF APPROVAL <br />PA -2100056 <br />GREGORY GONSER , DIEGO MURILLIO / SCHACK & COMPANY, INC. <br />Lot Line Adjustment Application No. PA -2100056 was approved by the San Joaquin County <br />Community Development Department on August 12, 2021, which is the effective date of approval. <br />This approval will expire on February 11, 2013, which is 18 months from the effective date of approval, <br />unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br />required by the Land Surveyors' Act. <br />Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br />Notice of Lot Line Adjustment. <br />1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact: [209] 468-2193) <br />a. APPROVAL: This approval is for a Lot Line Adjustment and Merger as shown on the site plan dated <br />April 5, 2021. <br />b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded prior to <br />conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br />shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br />Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil <br />Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br />Licensed Land Surveyor (Development Title Section 9-872.4). <br />c. LOT SIZE: Each parcel shall be a minimum of two acres in size. (Development Title Section 9- <br />872.2([e]) <br />d. LOT WIDTH: The following requirements shall apply: <br />1. Parcel 1 shall have a minimum lot width of 330 feet, measured at the front yard setback line. <br />(Development Title Table 9-610.2) <br />2. Parcel 2 shall have a minimum lot width of 150 feet, measured at the front yard setback line. <br />(Development Title Table 9-610.2[5]) <br />e. PROPERTY LINE SETBACK: The existing shed depicted on the west property line for Parcel 2 shall <br />be setback a minimum of 10 feet from the proposed property line.
