(AGI) has prepared this Limited Phase II Site Assessment Work Plan <br />for the property located at 1444 Tillie Lewis Drive, Stockton, California (site or subject <br />property). The scope of work includes advancing six (6) soil borings for the collection of <br />soil, soil-vapor, and groundwater samples. <br /> <br />This work plan has been prepared as required by the San Joaquin County Environmental <br />Health Department (EHD) application for a boring/well permit. The site and surrounding <br />area are illustrated in Figure 1. On-site structures, previous soil-vapor sampling locations, <br />and proposed soil boring locations are illustrated in Figure 2. <br /> <br /> <br />1.0. INTRODUCTION AND BACKGROUND <br /> <br />In June 1990, one 4,000-gallon xylene underground storage tank (UST) was removed <br />from the property. Elevated concentrations of xylenes were detected in the soil samples <br />collected beneath the tank. Approximately 750 cubic yards of soil were over-excavated <br />from the tank pit and six groundwater monitoring wells were installed on the property <br />(MW1 through MW6) in late 1990. Periodic groundwater monitoring and sampling events <br />indicated a groundwater flow direction to the southeast and minor dissolved petroleum <br />hydrocarbon impact. Between 1990 and 1995, petroleum hydrocarbon concentrations <br />significantly decreased over time and only minor levels of contamination were found in <br />soil. A closure letter was issued to the subject property in April 1996. <br /> <br />In October 2000, six (6) soil borings were advanced at the site as part of a due diligence <br />investigation. Soil and groundwater samples were collected from selected borings but <br />were not submitted for analysis. Field observations indicated potential petroleum
