On the developed parcel, the project includes conversion of an existing 58,564-square-foot building for the <br /> installation of completed truck utility bodies onto truck chassis. Improvements to the building and existing developed <br /> parcel include installation of a paint booth and a locker room/restroom area, as well as the enclosure of an existing <br /> exterior dock for parts storage. The project will utilize the existing onsite well, septic system, and storm water retention <br /> pond located on this parcel. On the undeveloped parcel, the project includes grading and paving for outside storage of <br /> truck chassis, utility bodies, and finished units, and the construction of a new storm water retention pond. Access to the <br /> developed parcel is provided by 2 driveways off of E. Hardaway Road and 2 driveways off of N. Bozzano Road. Two <br /> additional driveways are proposed off of N. Bozzano Road for the adjacent undeveloped lot. These parcels are not under <br /> Williamson Act contract. <br /> The Property is zoned I-L (Limited Industrial) and the General Plan designation is I/L (Limited Industrial). <br /> PROJECT LOCATION: The project site is on the northwest corner of N. Bozzano Rd., and Hardaway, 950 feet west of N. <br /> Navone Rd. (APN/Address: 101-290-07, -09/3550 N.
