The first pre-application <br /> is a General Plan Map Amendment (PA-2000217) to change the General Plan Designation of three parcels as follows: 1) <br /> change a 15.2-acre parcel (APN 015-20-62)from A/UR(Agriculture Urban Reserve)to R/VL(Very Low Density Residential); <br /> 2) change a 1.3-acre portion of a 19.29 acre parcel (APN 015-020-26) from AU/R to (Agriculture Urban Reserve) to R/VL <br /> (Very Low Density Residential); and 3) change a 1.0-acre portion of a 24.33-acre parcel (APN 015-020-57) from A/UR <br /> (Agriculture Urban Reserve)and to P (Public Facilities). <br /> The second pre-application is a Major Subdivision (PA-2000218) to subdivide the 15.2-acre parcel into a maximum of 25 <br /> parcels ranging in size from 18,700 square-feet to approximately 30,780 square-feet. The parcel sizes are being created <br /> under the provisions of Development Title Section 9-310.3(b)which allows for lot size averaging. <br /> The prosect is proposing access from West Woodbridge Road through a proposed 50-foot, 1.3-acre access easement through <br /> APN 015-020-26 and a vehicle bridge across Woodbridge Irrigation Canal located on APN 015-020-29.A 1.0-acre stormwater <br /> retention pond is proposed for APN 015-020-57 located north of the project site. Parcels APN 015-020-26 and APN 015- <br /> 020-57 are under a Williamson Act Contract. A tentative 2.3-acre Williamson Act Contract cancellation is being proposed for <br /> a portion of contact WA-71-C1-0332 for the 1.3-acre access road and 1.0-acre stormwater retention pond. <br /> The Property is zoned AG-40 (General Agriculture, 40-acre minimum) and the General Plan designation is A/UR <br /> (Agricultural-Urban Reserve). <br /> PROJECT LOCATION:The project site is located 1,250 feet north of W.Woodbridge Rd., 930 feet west of the intersection <br /> of W.
