Box 2180 <br />Woodbridge, CA 95258 Lodi, CA 95205 <br />PROJECT DESCRIPTION: This is a referral for 3 applications being processed concurrently, 2 applications were previously <br />processed as Pre -applications PA -2000217 (GP) and PA -2000218 (SU). The first application is a General Plan Map <br />Amendment (PA -2000217) to change the General Plan Designation of a 15.16 -acre parcel (APN 015-020-56) from A/UR <br />(Agriculture Urban Reserve) to R/VL (Very Low Density Residential). <br />The second application is a Zone Reclassification (PA -2200021) to change the current zoning designation of a 15.16 -acre <br />parcel (APN 015-020-56) from AU -20 (Agriculture Urban Reserve) to R -VL (Very Low Density Residential). <br />The third application is a Major Subdivision (PA -2000218) to subdivide the 15.16 -acre parcel into a maximum of 27 parcels <br />ranging in size from 17,000 square -feet to approximately 34,432 square -feet. One parcel, proposed Lot 17, has an existing <br />pump station that will remain. Sewer, storm, and water services will be provided by the Woodbridge Sanitary District. The <br />parcel sizes are being created under the provisions of Development Title Section 9-310.3(b) which allows for lot size <br />averaging. <br />The project is proposing access from W. Woodbridge Rd. through a proposed 50 -foot, 1.3 -acre access easement through <br />APN: 015-020-26 and a vehicle bridge across Woodbridge Irrigation Canal located on APN: 015-020-29. A proposed access <br />road will connect to the access easement and W. Rivermist Dr. Parcel APN: 015-020-26 is under a Williamson Act Contract. <br />A tentative 2.3 -acre Williamson Act contract cancellation is being proposed for a portion of contact WA -71-C1-0332 for the <br />1.3 -acre access road. <br />The Property is zoned AU -20 (Agriculture -Urban Reserve, 20 -acre minimum) and the General Plan designation is A/G <br />(General Agriculture). <br />PROJECT LOCATION: The project site is located 1,250 feet north of W. Woodbridge Rd., 930 feet west of the intersection <br />of W. Woodbridge Rd. and W. Lucas Rd., Lodi. (APN/Address: 015-020-26, -56, & -57 / 403 W.
