Box 507 <br />Stockton, California 95207 <br />Subject: Limited Phase II Site Assessment Report <br />Former CAL CEDAR PROPERTY <br />2290, 2354, 2380 and 2470 North Wilcox Road, Stockton, California <br />Dear Mr. Chandler: <br />At your request, Advanced GeoEnvironmental, Inc. (AGE) has prepared this Limited Phase <br />II Site Assessment Report (Phase II) for the property at 2290, 2354, 2380 and 2470 North <br />Wilcox Road, Stockton, California (subject property or property). The investigation was <br />performed as part of due diligence for a property transfer. The location of the site is <br />illustrated on Figure 1. Major features on the site and soil boring locations are illustrated <br />in Figure 2. Upon your approval, copies of the soil and ground water laboratory analytical <br />reports will be transmitted to Ms. Lori Duncan of the San Joaquin County Environmental <br />Health Department (SJCEHD). <br />INTRODUCTION/BACKGROUND <br />The subject property was located in central San Joaquin County, east of the City of <br />Stockton, California, on the eastside of North Wilcox Road, approximately 275 feet south- <br />southeast of the intersection of Waterloo Road and North Wilcox Road. The property has <br />historically been utilized as an industrial park since its initial development in 1950. The <br />approximately 4-acre property is comprised of 7 buildings (A through G) and one residence <br />on four parcels (2290,2354, 2380, and 2470 North Wilcox Road; APN's 101-021-74, -75, <br />-76 and -77). Tenants include Stockton Propeller, Formurex, Inc., Tuleburg Towing, and <br />SUST Manufacturing Co. APNs 101-021-76 and 101-021-77 (with the exception of the <br />residence) were utilized as a tow-yard by Tuleburg Towing. Access to the subject property <br />was through driveways off of North Wilcox Road. <br />Based on historical research and a site reconnaissance performed as part of a Phase I <br />Environmental Site Assessment of the subject property (dated 08 November 2010), AGE <br />recommended shallow soil sampling and collection of grab ground water samples to <br />evaluate the potential for gross contamination and/or the discharge of industrial wastes, <br />hazardous materials or other potentially hazardous materials. <br />S 37 Shaw Road • Stockton, CA 95215 <br />*Lek:phone (209) 467-1006 • Fax (2(19) 467-11 IS
