TERRAX
Environmental Engineering and Consultinu,
September 25, 2017
P-12315
OCT 11 REC'D
Mr. Alex Osinski
520 El Dorado LLC
2700 Pacific Coast Highway 2nd Floor
Torrance CA 90505
Re: Well Abandonment Work Plan- 520 North El Dorado Street Stockton, California 95202
Dear Mr Osinski,
Terrax Environmental, Inc. (Terrax) is pleased to present this work plan to abandon soil vapor
wells installed during a limited Phase II site investigation at 520 North El Dorado Street Stockton,
California 95202 (subject site). The well abandonment presented below is being conducted in
accordance with the requirements of San Joaquin County Development Title, Chapter 0-1115.3,
and the San Joaquin County Well Standards.
1.0 Site Description
The subject Site consists of a rectangular-shaped parcel of land totaling approximately 0.78 acres
located at 520 North El Dorado Street in Stockton, California (Figure 1). At the time of Terrax's
last site inspection, the subject site was observed to be developed with a vacant office building
along the north property boundary and with an asphalt-paved parking lot south of the property
building. A pad-mounted transformer was observed near the northeast corner of the property
(Figure 2).
1.1 Site Investigation History
Terrax prepared a Phase I ESA, dated August 11, 2016 for the Site. Historical records indicated
that the subject site was part of a larger parcel that was occupied by a tannery as early as 1895.
According to the historic records, the southern part of the site was used to store wood bark used in
the tanning process, while the northern part was part of a sole-rolling building. Tanning and
leaching vats are shown adjacent east of the subject site. Terrax could not locate information
pertaining to any soil or water contamination associated with the tannery and any potential metals
and organics contamination from the adjacent vats.
4952 Warner Avenue, Suite 242, Huntington Beach California, 92649 Page 1
