1246 N Fine Road <br />1.1 Description of Site <br />Project No. 2021-00025 Page 12 <br />The property is located at 1246 N Fine Road (APN: 093-040-760), Linden, County of San Joaquin, <br />California. The parcel is reportedly 2.0 acres of land. There is currently one single-family residence <br />with four bedrooms located in the west portion of the site; one 1600-gallon septic tank with three <br />leach lines is located on the site to serve the current residence, which was permitted in 2020. The <br />property is located in a rural residential neighborhood, with E Milton Road approximately 0.25 miles <br />north and California State Route Highway 4 approximately 3.5 miles south of the site. The general <br />vicinity consists of rural residential lots and agricultural use. <br />The elevation at the site, according to a United States Geological Survey2, is approximately 120 feet <br />above mean sea level (nisi). The site is relatively flat, with topography in the area grading gently to <br />the west <br />According to the San Joaquin County District Viewer web site,3 the subject property is zoned R-R. <br />Location maps of the subject property are attached to this report as Appendix A. <br /> <br />1.2 Proposed Development <br />The property currently consists of 2.0 acres of land with a primary 4-bedroom residence with a <br />1600-gallon septic tank and associated leach lines. The project proposes to build a three-bedroom, <br />two-bath, single family manufactured home with a seperate onsite septic system; there is currenly <br />one domestic well in use. The tentative parcel map showing the location of the existing residence <br />and septic system, the existing well, and the proposed secondary dwelling unit and septic system is <br />included as Plate 3, in Appendix A. <br /> <br />2.0 PAST, PRESENT AND PROPOSED FUTURE USES <br />Present use consists of a single-family home and a septic system with a 1600-gallon septic tank <br />installed under permit (Permit No. SR0082204) in 2020; there is a 300-foot deep domestic well on <br />site installed in 2018, with depth to water reported at 146 feet below ground surface. Proposed <br />future use is a three-bedroom, two-bathroom accessory dwelling unit with a proposed new septic <br />system. <br /> <br />3.0 GEOLOGIC AND SOIL PROFILE INFORMATION <br /> <br />3.1 Chemical and Physical Soil Properties <br />The site is depicted on the Geologic Map of the San Francisco-San Jose quadrangle and falls within <br />the Modesto Formation (Plate 4, Appendix A) herein called Qm.
