PROJECT OVERVIEW AND PROPOSED DEVELOPMENT: <br />PROJECT LOCATION: <br />17400 West Bethany Road Tracy, CA 95391 <br />APN: 209-150-29 <br />EXISTING PROPERTY DETAILS: <br />Located in unincorporated San Joaquin County, west of Tracy near Mountain <br />House, the existing subject property is an approximately 3.0 acre parcel that has been <br />developed as industrial/AU farm equipment repair and storage yard. Existing <br />improvements include a 5,750+/- SF shop and office building and staging yard. Most of <br />the property has gravel surfacing for storage yard with some paved surfacing for parking <br />and access. The property is currently serviced by on-site well and septic system. The <br />parcel has recently been Rezoned I-G (General Industrial) as designated on the <br />Mountain House Old River Industrial Park Specific Plan. See attached MASTER PLAN <br />AMENDMENT NO. PA-2000063, SPCIFIC PLAN AMENDMENT NO. PA 2000064 AND <br />SITE APPROVAL PACKAGE. <br />PROPOSED PROPERTY IMPROVEMENTS: <br />Proposed improvements include constructing a new 12,000+/- SF <br />office/warehouse building, necessary parking stalls, required storm water treatment and <br />retention basins, landscaping, frontage improvements, and offsite sanitary sewer, water <br />services and other required improvements. <br />PROPOSED PROJECT PURPOSE: <br />The building will serve as the regional headquarters for a large General <br />Engineering Contractor that focus on projects in the water and wastewater industry. The <br />added office building will create approximate thirty five new full-time employee positions <br />that will work standard 7:00am to 5:00pm, Monday thru Friday shifts. <br />BACKGROUND AND GENERAL INFORMATION: <br />The applicant is currently under contract to purchase the subject property with <br />the intent to complete the entitlement process by gaining approval to be annexed into <br />Mountain House Community Service District (MHCSD). This requires the proposed <br />design follow and or recognize the Mountain House Master Plan, Specific Plan I, and <br />Old River Industrial Park Section 4.4. The annexation of this property will require the <br />abandonment of existing onsite services such as domestic well and septic system and <br />services will now be provided by Mountain House Community Services District systems.
