HAZARDS <br /> 30. Protocols for Petroleum Hydrocarbons in soil: If indications of petroleum hydrocarbon <br /> contamination in site soil, such as staining and odors, are observed during excavation or grading <br /> activities adjacent to Byron Road, the contractor shall stop work and notify the Chevron Environmental <br /> Management Company and the RWQCB in accordance with the procedures specified in the Soil and <br /> Groundwater Management Plans for Chevron Mountain House Sites Nos. 1, 2, and 3. The contractor <br /> shall ensure that any contaminated soil and groundwater encountered during project construction is <br /> handled in a safe and lawful manner. <br /> 31. Hazardous Waste: Handling, use and storage of hazardous chemicals or materials including, but not <br /> limited to, asbestos shall be carried out in compliance with all applicable safety standards and <br /> coordinated County programs. Applicable standards shall be made part of the construction <br /> specifications for contractors. <br /> Timing: Inclusion of note on Improvement Plans approved by CDD and MHCSD prior to approval of <br /> Final Maps. Environmental Hazards: The applicant shall comply with all recommendations of the following <br /> applicable Environmental Site Assessment Reports prepared by Condor Earth Technologies, Inc., in <br /> 2004 and submitted with the Tentative Maps: <br /> a. Neighborhoods D, K, L, and Town Center Phase 1 Environmental Site Assessment Report and A <br /> Partial Response to Mountain House Master Plan Chapter Six, Mountain House, San Joaquin <br /> County, California. <br /> b. Limited Phase 11 Environmental Site Assessment Report, Proposed Neighborhoods D, K, L, and <br /> Town Center, Mountain House, San Joaquin County, California. <br /> Timing: Inclusion of a note on Improvement Plans approved by CDD and MHCSD prior to approval <br /> of Final Maps. <br /> 33. Pre-Construction Safeguards: Prior to any construction, appropriate plans, operating procedures and <br /> safeguards shall be undertaken to insure safety in the area of fuel lines and pipelines, consistent with <br /> the MHCSD Emergency Preparedness Plan (see Emergency Pipelines Safety Plan). (SPII <br /> Implementation Measure 6.8.1 [1]) <br /> BIOLOGICAL RESOURCES <br /> 34. Participation in HCP: The Tentative Maps shall comply with the San Joaquin County Multi-Species <br /> Habitat Conservation and Open Space Plan (SJCMSCP), including all required take avoidance and pre- <br /> construction survey requirements. Alternatively, if the SJCMSCP terminates, the Tentative Maps may <br /> proceed with the implementation of the Mountain House Habitat Management Plan, contained within the <br /> Master Plan Appendix 7-B, pursuant to the terms of Section 3.11 of the Master Plan Development <br /> Agreement between San Joaquin County and Trimark Communities, LLC.
