CONDITIONS OF APPROVAL <br /> PA-1000266 <br /> MOUNTAIN HOUSE DEVELOPERS LLC <br /> MOUNTAIN HOUSE NEIGHBORHOOD L <br /> A six-year Time Extension for Major Subdivision Application No. PA-1000266 was approved by the <br /> Planning Commission on August 5, 2021. The effective date of approval is August 15, 2021. This <br /> Tentative Map approval will expire on December 11, 2029, which is 6 years from the previous <br /> expiration date, unless(1)all Conditions of Approval have been complied with and(2)a Final Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be complied <br /> with prior to approval of the Final Map. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be <br /> modified and other ordinance requirements may apply. <br /> I. COMMUNITY DEVELOPMENT DEPARTMENT(Contact: [209]468-3121) <br /> GENERAL <br /> 1. Tentative Map Compliance: The Final Map(s) shall be in substantial compliance with the Tentative <br /> Map dated November 2, 2010 (PA-1000267-Neighborhood K), and all Conditions of Approval. <br /> a. The project shall comply with applicable policies of the Mountain House Master Plan and all other <br /> applicable Community Approvals. <br /> b. Minor modifications to street and lot configurations may be allowed by the Community Development <br /> Director without requiring a new subdivision map application or a revision to approved actions <br /> application. <br /> Timing: Prior to Final Map approval and any other Development Approvals subsequent to the <br /> Tentative map. <br /> 2. Subsequent Approvals: All subsequent discretionary and ministerial approvals shall be subject to <br /> Design Consistency Review and shall be consistent with the conditions of approval for the Tentative <br /> Map. Final Maps shall be recorded containing the following note: <br /> "All subsequent discretionary and ministerial approvals within the boundaries of this subdivision map shall <br /> be subject to Design Consistency Review and shall be consistent with the conditions of approval adopted <br /> for the Tentative Map for Neighborhood K." <br /> Timing: Prior to Final Map approval and prior to issuance of development permits. <br /> 3. Consistency: Final maps, improvement plans and all subsequent development and building applications <br /> within the boundaries of the Tentative Map shall be reviewed by the San Joaquin County Community <br /> Development Department and found consistent with the approved Tentative Map, including all conditions <br /> of approval,the Mountain House Master Plan, Specific Plan ll, Development Title,and all other applicable <br /> Community Approvals. <br /> Timing: Prior to approvals and prior to issuance of development permits. <br /> 4. Fees: <br /> General. Development within the project shall be subject to the payment of all applicable and lawfully <br /> enacted County fees, subject to the provisions of the Master Plan Development Agreement (i.e., the <br /> PA-1000266 &267—Conditions of Approval 1 <br />
