CONDITIONS OF APPROVAL <br />PA -2100104 <br />NORCAL LANDCO LLC / FRANK & ELLESSE LEE / <br />ROBERT & DEBBIE RAYMOS / WILNER TOLENTINO <br />Lot Line Adjustment Application No. PA -2100104 was approved by the Community Development <br />Department on June 17, 2021, which is the effective date of approval. This approval will expire on <br />December 17, 2022, which is 18 months from the effective date of approval, unless a Notice of Lot Line <br />Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br />Surveyors' Act. <br />Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br />Notice of Lot Line Adjustment. <br />1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Jennifer Jolley, [209] 468-8908) <br />a. APPROVAL: This approval is for a Lot Line Adjustment between two parcels as shown on <br />the site plan dated June May 27, 2021. <br />b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded <br />prior to conveyance of property through deeds by the owner. Legal descriptions of the <br />resultant properties shall be submitted to the Surveyor's Division for review and forwarding <br />to the Community Development Department. The legal descriptions shall be prepared, <br />stamped and signed by a Registered Civil Engineer, qualified to practice Land Surveying per <br />Section 8731 of the Land Surveyors' Act, or a Licensed Land Surveyor. DEPARTMENT OF PUBLIC WORKS (Contact Staff: [209] 468-3000, see memo dated June 16, <br />2021) <br />Notes and Information Only: <br />Access to Parcels 2, 3 and 4 is not created with the approval of the Lot Line Adjustment. An Improvement <br />Plan for a private right-of-way shall be required prior to issuance of any non-agricultural building permit for the <br />proposed adjusted Parcels 2, 3, and/or 4. <br />PA -2100104 —Conditions of Approval 1 <br />
