CONDITIONS OF APPROVAL <br /> PA-2100089 <br /> SUNCHASER REAL ESTATE ONE LLC / LENNAR HOMES OF CALIFORNIA <br /> Major Subdivision Application No . PA -2100089 was approved by the Planning Commission on <br /> October 21 , 2021 . The effective date of approval is October 31 , 2021 . These tentative map approvals <br /> will expire on October 31 , 2031 , which is 10 years from the effective date of approval , unless ( 1 ) all <br /> Conditions of Approval have been complied with and ( 2 ) a Final Map has been filed with and accepted <br /> by the County Surveyor. <br /> Unless otherwise specified , all Conditions of Approval and ordinance requirements shall be complied <br /> with prior to approval of the Final Map . Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application . Ordinance requirements cannot be <br /> modified and other ordinance requirements may apply . <br /> 1 . COMMUNITY DEVELOPMENT DEPARTMENT ( Contact : [ 209 ] 468 - 3121 ) <br /> GENERAL <br /> a . Tentative Map Compliance : The Final Map shall be in substantial compliance with the Tentative Map <br /> dated May 19 , 2021 , and all Conditions of Approval . <br /> 1 . The project shall comply with applicable policies of the Mountain House Master Plan and all other <br /> applicable Community Approvals . <br /> 2 . Minor modifications to street and lot configurations may be allowed by the Community <br /> Development Director without requiring a new subdivision map application or a revision to <br /> approved actions application . <br /> Timing : Prior to Final Map approval and any other Development Approvals subsequent to the <br /> Tentative Map . <br /> b . Subsequent Approvals : All subsequent discretionary and ministerial approvals shall be subject to <br /> Design Consistency Review and shall be consistent with the conditions of approval for the Tentative <br /> Map . The Final Map shall be recorded containing the following note : <br /> " All subsequent discretionary and ministerial approvals within the boundaries of this subdivision map <br /> shall be subject to Design Consistency Review and shall be consistent with the conditions of approval <br /> adopted for the Tentative Map . " <br /> Timing : Prior to Final Map approval and prior to issuance of development permits . <br /> c . Consistency : The Final Map , improvement plans and all subsequent development and building <br /> applications within the boundaries of the Tentative Map shall be reviewed by the San Joaquin County <br /> Community Development Department and found consistent with the approved Tentative Map , <br /> including all conditions of approval , the Mountain House Master Plan , Specific Plan I , Development <br /> Title , and all other applicable Community Approvals . <br /> Timing : Prior to approvals and prior to issuance of development permits . <br /> FEES <br /> d . General . Development within the project shall be subject to the payment of all applicable and lawfully <br /> enacted County fees , subject to the provisions of the Master Plan Development Agreement ( i . e . , the <br /> Amended and Restated Master Plan Development Agreement By and Between County of San <br /> PA-2100089 — Conditions of Approval 1 <br />
