_2_ <br /> PA-2100114 (SA) R-116 (RN) <br /> 3) The private roadway/driveway shall be improved to the standaMs of a 60-foot Rural Roatl <br /> prior to release of the building permit. Acceleration and deceleration lanes along Eleventh <br /> Street at the intersection with the private roadway/driveway shall be designed in <br /> accordance with current American Association of States Highway antl Transportation <br /> Officials(AASHTO) Guidelines. Tha improvements shall be in conformance with the <br /> current Improvement Stantlartls of the County of San Joaquin. Improvement plans, <br /> specifications and engineer's estimate praparatl by a registered civil engineer shall be <br /> submitted for review and are subject to plan check, fieltl inspection fees and must ba <br /> approved by the County of San Joaquin Department of Public Works. (Development Title <br /> Section 9-240, Section 9-91 O, Section 9-7100 and R-92-814) <br /> 4) Tha proposatl private roadway/driveway connection to Eleventh Street shall be designed <br /> as right-in/right-out only. <br /> 5) The Traffic Impact Mitigation Fee shall be required for any incremental traffic resulting - <br /> from this application. The fee is due and payable at the lima of grading permit application. <br /> Tha fee shall ba automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as publishetl by the Engineering News Recortl. (Resolution R-00- <br /> 433) <br /> 8) Tha Regional Transportation Impact Fee shall ba required for any incremental traffic <br /> resulting from this application. The fee is due and payable at the time of gratling permit <br /> application. Tha fee will ba based on the currant schedule at the time of payment. <br /> (Resolution R-08-38) <br /> 7) A copy of the Final Site Plan shall ba submitted prior to release of gratling permit. <br /> 8) The tleveloper shall provide drainage facilities in accordance with the San Joaquin County <br /> Development Stantlards. Retention basins shall be fenced with six (8)foot high chain link <br /> fence or equal when the maximum design depth is 18 inches or mora. Required retention <br /> basin capacity shall ba calculatatl antl submitted along with a drainage Plan for review and <br /> approval, prior to release of grading permit. (Development Titles Section 9-1135) <br /> 9) Prior to release of building or grading permits the applicant shall submit a Flootl Impact <br /> Study estimating the pre- and post-project runoff for the 100-year storm, identifying peak <br /> flow and volume mitigation improvements, and demonstrating no adverse impacts to <br /> Haig hboring properties. The study shall demonstrate the flood control improvements can <br /> dewater within 48-hours any encroachment into the floodplain and additional runoff <br /> generated from the project. <br /> 10) Prior to release of building or grading permits the applicant shall submit a Conditional <br /> Letter of Map Revision (GLOM R) to Federal Emergency Management Agency (FEMA) <br /> tlemonstratin9 the project does not adversely impact the 100-year base flood elevation. <br /> 11) All naw construction and the substantial improvement of any structure or tanks in the area <br /> of special flood hazard shall be elavatetl or floodproofed in accordance to San Joaquin <br /> County Ordinance Code Section 9-1605.72. <br />
