The warehouse will be part of <br /> an existing distribution facility with buildings totaling approximately 1.8 million square <br /> feet; located south side of West Schulte Road, 0.7 miles east of International Parkway, <br /> Tracy. (Supervisorial District 5) <br /> OWNER: CLNC NNN Alberts CA, LLC. APPLICANT: Albertson's <br /> ADDRESS: 16900 W. Schulte Road, Tracy APN: 209-430-01 <br /> INFORMATION: <br /> The site is not currently located within a Federal Emergency Management Agency Designated Flood <br /> Hazard Area. <br /> Schulte Road has an existing and planned right-of-way per City of Tracy. <br /> Hansen Road has an existing right-of-way of variable width. <br /> RECOMMENDATIONS: <br /> 1) The Traffic Impact Mitigation Fee shall be required for any incremental traffic resulting from this <br /> application. The fee is due and payable at the time of building permit application. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record.
