CONDITIONS OF APPROVAL <br />PA -2100054 <br />CORTOPASSI FARMS INC. / DILLON & MUPRHY C/O JOE MURPHY <br />Lot Line Adjustment Application No. PA -2100054 was approved by the San Joaquin County Community <br />Development Department on July 1, 2021, which is the effective date of approval. This approval will <br />expire on December 31, 2022, which is 18 months from the effective date of approval, unless a Notice <br />of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if required by the <br />Land Surveyors' Act. <br />Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br />Notice of Lot Line Adjustment. <br />1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact: [209] 468-3121) <br />a. APPROVAL: This approval is for a Lot Line Adjustment and merger to result in two (2) parcels as <br />shown on the site plan dated March 24, 2021. <br />b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded prior to <br />conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br />shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br />Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil <br />Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br />Licensed Land Surveyor (Development Title Section 9-872.4). <br />c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contract and <br />shall enter into a new contract prior to recording the "Notice of Lot Line Adjustment". The <br />"Notice of Lot Line Adjustment" shall not be recorded until the Williamson Act Contract <br />application has been deemed complete.
