1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br />1.1 Description of Site: The project consists of one parcel totaling 87.41 acres, located at <br />21718 N. Cord Road, Clements, California. The project is in an agricultural community and is <br />zoned AG -80. The project Assessor's Parcel Number is 023-200-05. <br />Description of proposed development: The purpose of this project is to divide 87.41 acres into <br />two parts. The property would result in one Financing Parcel containing 3.98 acres and an 83.43 <br />acre Designated Remainder Parcel. <br />1.2 Parcel vicinity location map: (See Appendix). <br />1.3 Site map: (See Appendix). <br />2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br />2.1 Discussion of Past, Present uses at the site to assess potential problems: The present owner, <br />Richard McCarty, has owned this property for 5' years. The past and present uses of the property <br />have been for a homesite and grazing land. The current 87.41 acre parcel has an existing residence. <br />The proposed 83.43 Designated Remainder Parcel includes the existing residence and will mainly <br />be used for agricultural purposes. The 3.98 acre Financing Parcel will also have a residence. <br />3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br />3.1 Description of Existing on-site septic tank usage: The existing 87.41 acre parcel has a <br />house and its own septic system. <br />3.2 Site Septic Permit History: Research for septic permits revealed one permit for the 87.14 <br />acre parcel. <br />3.3 Discussion of On-site Repair History: There is no history of septic repair/addition. <br />3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br />general area consists of what seem to be standard systems consisting of leach lines and seepage <br />pits. The existing septic system for the residence located on the Designated Remainder Parcel <br />shown on the included Tentative Map has its latest records dating back to 2014, when three 40 <br />foot leech lines and three seepage pits with a diameter of 36 inches at a depth of 25 feet were <br />installed. <br />3.5 General area septic permit history (number/types/dates of permits, age of system, <br />permit numbers, copies in report): In searching permits for septic systems in San Joaquin <br />County Environmental Health Department records, the septic systems in this general area range <br />in installation dates from 1991 to 2014. (Copies of permits are included within the report.) <br />3.6 Discussion of general area septic tank repair history: Repair history of the septic systems <br />in this area reveal that the leach lines and seepage pits have resulted in consistent unerring <br />performance. There is no history of repairs on the Designated Remainder Parcel of the included <br />Tentative Map. (See Appendix) <br />1 <br />
