1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of site: The project consists of a 3.62 acre Financing Parcel and a 55.40 <br /> Designated Remainder Parcel located at 17229 and 17337 E. Eight Mile Road, Linden, CA <br /> 95236. The subject Assessor's Parcel Number is 065-100-44, 45. The project is in a agricultural <br /> neighborhood. The parcel is zoned General Agriculture (AG-40). <br /> 1.2 Description of Proposed Development: It is proposed to convert the Financing Parcel into a <br /> Homesite Parcel. In accordance with the San Joaquin County Development Title, this Surface <br /> and Subsurface Contamination Report(SSCR) is being submitted for approval. This report will <br /> investigate the property for visual or historical environmental contamination based on field <br /> observation, interviews with the owner, and County records. (This SSCR includes no chemical <br /> analysis). <br /> 1.3 Parcel location map: (See Appendix for Tentative Map with Vicinity Map and APN page). <br /> 1.4 Site Map: (See Appendix for Tentative Map). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of <br /> information of the historic use of this property is testimony from the owner, Webster Williams, <br /> who was interviewed in March 2021. Mr. Williams has owned the parcels for 10+years. <br /> 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> CONTAMINATION: <br /> 3.1 Methods used to research: Methods used to research this parcel were records researched at <br /> the San Joaquin County Agriculture Commissioners office on April, 2021 (see appendix for <br /> results). An onsite survey was performed on March 30, 2021 by staff of Dillon& Murphy. The <br /> San Joaquin County Environmental Health Department's underground storage tank mitigation <br /> database list did not yield any concerns. <br /> 3.2 Description of all past on-site potential and/or known above and below ground sources <br /> of contamination identified at the project site: Past on-site potentials for contaminations are <br /> low. Historically there have been no underground storage tanks, not including the septic tanks <br /> filed with the San Joaquin County. The owner has no knowledge of improper above ground <br /> storage of chemicals on the subject parcel. <br /> 3.3 Description of All Current On-Site Potential and/or Known Above and Below <br /> Ground Sources of Contamination Identified at the Project Site: Presently, there are no <br /> underground storage tanks on the property and visual inspection did not produce any evidence of <br /> buried containers, as well as no odors that would be associated with buried chemical tanks. <br /> County records indicated there were no fuel tanks on site. There are no above ground fuel tanks <br /> on the site at the time survey was performed on March 30, 2021. On-site rainwater dissipates <br /> through either percolation, evaporation, or flow into the Calaveras River. <br /> 1 <br />
