CONDITIONS OF APPROVAL <br /> PA-2100165 <br /> JOSE C.VIRAMONTES/SHOUP LAND SURVEYING <br /> Lot Line Adjustment application No. PA-2100165 was approved by the Community Development <br /> Department on October 7, 2021 which is the effective date of approval. This approval will expire on <br /> April 8, 2023, which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified,all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact: [209]468-3121) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment among 4 parcels as shown on the site plan <br /> dated August 2, 2021. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br /> Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil <br /> Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br /> Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE:The following requirements shall apply: <br /> 1. Parcels 1 and 3 shall be a minimum of 2 acres in size. (Development Title Table 9-610.2) <br /> 2. Parcels 2 and 4 shall be a minimum of 40 acres in size. (Development Title Section 9-872.2[e]) <br /> d. LOT WIDTH:The following requirements shall apply: <br /> 1. Parcels 1 and 3 shall have a minimum lot width of 150 feet, measured at the front yard setback <br /> line. (Development Title Section 9-872.2[g]) <br /> 2. Parcels 2 and 4 shall have a minimum lot width of 330 feet, measured at the front yard setback <br /> line. (Development Title Section 9-872.2[g] <br /> e. PROPERTY LINE SETBACK: The existing barns shown along the western property line for Parcel 1 <br /> shall be setback a minimum of 15 feet from the proposed rear property line and 10 feet from the <br /> proposed side property lines. (Development Title Table 9-610.2) <br /> 2.
