The existing building contains a 6,115 square foot retail sales and service facility and a 1,885 square foot religious assembly; located on the north side of East Waterloo Road, 200 feet west of North chronicle Avenue, Stockton. (Supervisorial District 2) OWNER: Luis Santiago Garcia APPLICANT: Dean Gilman ADDRESS: 3033 E. Waterloo Road, Stockton INFORMATION: APN: 119-280-04 The site is not currently located within a Federal Emergency Management Agency Designated Flood Hazard Area. Waterloo Road has an existing right-of-way width of 80 feet (40 feet n/o centerline) and a planned right-of-way width of 110 feet. The site is within the Phase 1 area of the National Pollutant Discharge Elimination System (NPDES). RECOMMENDATIONS: 1) The Water Supply Facilities Impact Mitigation Fee shall be required for this development. The fee is due and payable prior to issuance of the building permit. The fee will be based on the current schedule at the time of payment. (Development Title Section 9-818.4 and Resolutions R-91-327, R-94-185 and R-97-5) 2) The owner shall execute an Irrevocable Offer to Dedicate Road to result in a fifty-five (55) foot wide right-of-way from the centerline of Waterloo Road to the property line across the parcel's frontage. (A fee based on the current fee schedule is required for processing per Development Title Table 9-240.2 in addition to a copy of the Grant Deed and a legal description of the parcel to be offered for dedication.)
