1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br />1.1 Description of Site: The project consists of one parcel totaling 2.95 acres, located at <br />3271 E. Liberty Road Acampo, California. The project is in a rural area and is zoned R -R. The <br />project Assessor's Parcel Number is 005-100-01. <br />Description of proposed development: The purpose of this project is to rezone the property <br />from R -R to C -FS and amend the General Plan land use from R/R to C/FS. If the rezone and the <br />General Plan Amendment were to be granted by San Joaquin County, the property would then <br />begin construction of a gas station with a convenience store and a coffee shop. <br />1.2 Parcel vicinity location map: (See Appendix). <br />1.3 Site map: (See Appendix). <br />2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br />2.1 Discussion of Past, Present uses at the site to assess potential problems: The present <br />owner, Dhanda Development Group, Inc. c/o Benny Dhanda, has owned this property for 1+ <br />years. The past and present uses of the property have been an undeveloped lot for the past 20+ <br />years based on Google Earth images. The current 2.95 acre parcel will be used to construct a gas <br />station, convenience store, and a coffee shop for passenger vehicles and trucks. <br />3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br />3.1 Description of Existing on-site septic tank usage: There is no septic tank usage. <br />3.2 Site Septic Permit History: Research for septic permits revealed no permits for the 2.95 acre <br />parcel. <br />3.3 Discussion of On-site Repair History: There is no history of septic repair/addition. <br />(See Appendix.) <br />3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br />general area consists of what seam to be standard systems consisting of leach lines and seepage <br />pits. <br />3.5 General area septic permit history (number/types/dates of permits, age of system, <br />permit numbers, copies in report): In searching permits for septic systems in San Joaquin <br />County Environmental Health Department records, the septic systems in this general area range <br />in installation dates from 1957 to 1998. (Copies of permits are included within the report.) <br />3.6 Discussion of general area septic tank repair history: Repair history of the septic systems <br />in this area reveal that the leach lines and seepage pits have resulted in consistent unerring <br />performance.
